League City & Southeast Houston Insurance

We write home, auto, windstorm, flood and recreational coverage from an office on Perkins Ave in League City, comparing several carriers on every quote so a coastal address is priced by the market instead of by one company's rate for this ZIP code.

The corridor we quote every day

Our office sits at 100 Perkins Ave Suite C in League City, and most of the policies we write are within a half hour of it. A home here can fall in Galveston County or on the Harris County side of the line, and that single fact changes which policies you need and what they cost.

We write coverage across the corridor, including:

  • League City, Dickinson, Kemah, Seabrook and Bacliff
  • Friendswood, Webster, Clear Lake and Nassau Bay
  • Texas City, La Marque, La Porte and Santa Fe
  • Alvin, Pearland and Manvel

We also quote every other county in Texas from this same office, so a move inland does not mean starting over with a new agency.

Three policies, one storm: how coverage works here

This is the part most people on the coast are never walked through. Along Galveston Bay, the damage from a single hurricane is usually split across three separate policies, each with its own deductible and its own claim.

Your homeowners policy

A standard Texas homeowners policy covers fire, theft, liability and most sudden damage. In most of the state it also covers wind and hail. Along this stretch of coast, wind is frequently carved out and written separately, which is why the declarations page matters more than the premium.

Galveston County sits entirely inside the Texas Windstorm Insurance Association's designated catastrophe area. In Harris County, only the portion east of Highway 146 is included. That line is why two homes a few miles apart, in Seabrook and in Webster, can be quoted very differently for what looks like the same house.

Your flood policy

Flood is always its own policy. It is not part of homeowners and it is not part of windstorm, and a new flood policy generally carries a thirty-day waiting period before it takes effect. Storm surge off the bay and street flooding after a slow-moving rain both fall here, and neither one waits for hurricane season.

We will sit down with all three declarations pages and show you which one pays for what before you need to find out the hard way.

What is a named-storm deductible in Texas?

On a coastal policy, the named-storm deductible is written as a percentage of your dwelling limit rather than a flat dollar amount. On a home insured for $400,000, a two percent deductible is $8,000 out of pocket before the policy responds.

That percentage is the number to check before hurricane season, not the premium. It is often adjustable, and moving it changes both what you pay each year and what you would owe after a claim. We will show you both figures side by side so the tradeoff is yours to make.

Car insurance in League City and the Clear Lake area

Auto insurance quotes in League City TX are shaped by how far you drive and where the car sits overnight. A daily run up I-45 to the Medical Center prices differently than a short hop across NASA Parkway or FM 518, and a household with three cars and a teenage driver is a different rating problem than a single commuter.

Two coastal details worth knowing. Hail and rising water damage to a parked vehicle are paid under comprehensive coverage, not collision, so a driver who dropped comprehensive to save a few dollars has no coverage the morning after a storm. And the same carriers that write your home will usually discount the auto alongside it, which is often where the savings on this corridor actually come from.

Boats, jet skis and golf carts on the bay

Clear Lake, Kemah, Seabrook and South Shore Harbour mean a lot of our clients keep something at the water in addition to the house and the cars. Those toys are rarely covered the way owners assume.

  • Boats and personal watercraft need their own policy, with agreed value, navigational limits and towing worth reading closely
  • Golf carts driven on neighborhood streets need liability that a homeowners policy does not extend past the driveway
  • RVs and travel trailers parked at the house need coverage while stored, not only while towed

We write marine and recreational coverage every week here, and clients moving a boat policy to us have seen meaningful premium drops for the same limits.

Who you will be working with

Amber Pillsbury has written insurance in Texas since 2009 and opened this League City office in 2016, bringing 18 years in finance and insurance to it. Three licensed agents work here, Amber Pillsbury, Michelle Elam and Jodie Johnson, and all three write anywhere in Texas. No one is assigned to a territory, and clients are not routed by where they live, so the agent you start with is the agent who handles your renewal years later. Several of the relationships in our review record run ten and fifteen years deep.

Being independent is the practical part. We compare several carriers rather than selling one company's product, and we re-shop coverage at renewal instead of letting it roll forward untouched. Clients coming to us after a rate increase have told us they saved roughly $1,000 against the renewal quote they were handed.

Questions we hear from League City homeowners

  • Do I need windstorm insurance in League City?

In most cases, yes. League City is in Galveston County, which sits entirely inside the Texas Windstorm Insurance Association's designated catastrophe area, and homeowners policies written here commonly exclude wind and hail. If your mortgage company is asking for proof of windstorm coverage, that is why. We can read your current declarations page and tell you whether the wind is on it.

  • Does my homeowners insurance cover flooding in Galveston County?

No. Flood damage is excluded from every standard homeowners policy in Texas, including rising water from storm surge or heavy rain. It requires a separate flood policy, which usually takes thirty days to take effect, so it is worth putting in place well before a storm is in the Gulf.

  • Why is my home insurance higher than a friend's inland?

Distance from the coast, wind exposure and whether your address falls inside the TWIA catastrophe area all move the number, along with roof age, claims history and the deductible you chose. A home in Friendswood and a home in Kemah can be built the same year to the same plan and still rate differently.

  • What does a named-storm deductible mean?

It is the amount you pay before your policy responds to damage from a named tropical storm or hurricane, expressed as a percentage of your dwelling limit rather than a flat dollar figure. One or two percent of a $400,000 dwelling limit is $4,000 to $8,000. Check the percentage on your policy before hurricane season rather than after.

  • Can I bundle home and auto in League City?

Yes, and on this corridor it is often where the real savings sit. Because we are independent, we can run the home and the auto through several carriers together and see which combination actually prices best for your address rather than assuming the bundle wins.

  • How do I get a quote from an insurance agent near me in League City?

Call (936) 445-6701, email apillsbury@twfg.com, or send us your information through the contact form and we will follow up. Have your current declarations pages handy if you have them, since comparing coverage to coverage is the only way to tell whether a lower price is actually a better deal.
